NSW Commercial Battery Rebate 2026: How Much You Get

NSW is paying businesses to put a battery on the wall. Not a voucher you chase months later – a discount that comes off the price before you spend a cent. Most business owners we talk to have never heard of it, and the ones who have think it’s only for homes. It isn’t. From September 2026 the biggest money in the scheme is aimed squarely at businesses, strata and commercial sites.

What is the NSW commercial battery rebate?

It’s the Peak Demand Reduction Scheme – PDRS for short. A NSW Government program under the Energy Security Safeguard, run by IPART. The idea is simple: the grid strains hardest between 2:30pm and 8:30pm, so NSW rewards anyone who installs equipment that pulls demand out of that window. A battery that charges off solar during the day and discharges through the evening peak does exactly that.

When you install one, the scheme issues Peak Reduction Certificates (PRCs). An Accredited Certificate Provider buys those certificates off you and hands the value back as an upfront discount on the system. You don’t wait, you don’t claim anything back, and you don’t fill in a government form. The discount is baked into the price you sign for.

How much is the commercial battery rebate worth?

It scales with three things: how big the battery is, how hard it works through the peak, and whether you pair it with new solar. As a rough guide on the Ausgrid network with new solar, at current certificate prices:

• 60 kWh strata / apartment battery: ~ 6,065 certificates – around $15,000 to $21,000 off.
• 100 kWh small-medium business battery: ~ 8,424 certificates – around $21,000 to $29,500 off.
• 250 kWh commercial battery: ~ 21,060 certificates – around $52,600 to $73,700 off.

Who is eligible – BESS3, BESS4 and BESS5?

The commercial side of the scheme splits into three activities by site type:

• BESS3 – apartments and strata: buildings of four or more dwellings, batteries from 20 to 200 kWh. One shared battery, savings across the whole block.
• BESS4 – small and medium business: shops, warehouses, offices and workshops, 20 to 200 kWh, paired with new solar. Not homes, not data centres.
• BESS5 – commercial and industrial: larger sites from 200 kWh all the way up to 30 MWh.

Homes and micro-business sit in a separate activity, BESS1, from 2 to 28 kWh. That one has been open since 1 July 2026.

One rule to note up front: the commercial rebate (BESS3, BESS4 and BESS5) is for registered businesses only – you need an active ABN to claim it. The finance and tax benefits work the same way. We confirm your eligibility before you commit to anything.

When does the commercial rebate start?

The business, strata and commercial activities (BESS3, BESS4 and BESS5) commence on 1 September 2026. The scheme’s peak-demand target has already been trimmed once, and certificate prices tend to be strongest early – so the sites that scope and design now are the ones ready to install and claim the moment it opens. Waiting doesn’t make the rebate bigger; it just means more quarters of full-price peak demand on your bill.

Do I have to install solar too?

For the business activities, yes. BESS4 and BESS5 need new solar of at least a quarter of the battery’s usable capacity, installed within 90 days, plus a minimum $5,000 customer contribution. Getting the battery in within 90 days of that new solar also unlocks the higher certificate rate – miss the window and you drop to roughly half the certificates. Can I stack it with the federal battery rebate?

Yes – and you should. The NSW PDRS certificate discount and the federal Cheaper Home Batteries Program are two separate schemes, so eligible systems use both. The federal rebate comes off the price first, then the PDRS certificate value on top. That’s how the net cost gets cut twice before you even look at finance. The federal rebate steps down again in 2027, so the current window is the most generous it gets.
